A Virtual Tour of a House for Sale: the Nowy Walendów Case Study

About the Development and the Client

Nowy Walendów is a development of semi-detached homes in Walendów near Warsaw, built by Sono Development. The first phase includes 30 buildings and 60 homes, each on its own plot of 189 to 400 m². The development is gated, and the River Utrata runs through it, with a green recreation area of around one hectare being created along its banks.

The developer contacted us directly on the recommendation of another company for which we had previously created virtual tours and 3D animations for a similar development in nearby Nadarzyn.

From the start the job had a clear deadline: 20 working days for a complete sales package. The project required coordination with many parties at once: the developer, the marketing agency handling sales, the team running the Google Ads campaign, the architect and the company building the project website. Communicating on so many fronts at once, against a tight deadline, was a logistical challenge in itself.

A 3D Virtual Tour and Sales Package: the Scope

For Nowy Walendów we prepared a sales package tailored to the stage of the development and its marketing needs.

  • 3D virtual tours of the interiors of two show homes in two different finish styles, which I describe in more detail in the next section.
  • Still renders of the interiors and one exterior render. The client already had the rest of the exterior material, so we only filled the gaps.
  • A 30-second 3D animation: a short, dynamic film for ad campaigns and social media.
  • A large-format billboard design for print, 15 by 10 metres: outdoor material presenting the development in public space.

Virtual Show Home Tours: Two Styles, One Decision

Sono Development wanted to give buyers a real choice of style and show two different finish options before anyone committed to buying a home that was yet to be built. The problem was that there were no physical show homes, because at that stage the whole development existed only on paper.

This is exactly where a 3D virtual tour shows its real value. Based on the interior renders we created fully interactive tours of two houses that hadn’t been built yet, one finished in a glamour style and the other in a modern style. Buyers could step inside, walk through every room and judge the proportions and finish, even though the interiors didn’t physically exist.

For a developer selling homes at an early stage of construction, this replaces the costly, time-consuming job of fitting out a real show home. Instead of finishing a physical unit, which takes time and money and is only possible once the building stands, buyers get the same experience of the space much earlier, and in two versions at once.

The impact went beyond a one-off project. Since the tours were published, we regularly get enquiries from other developers who want exactly the same solution for their schemes.

Discrepancies in the Documentation: a Challenge That Needed a Quick Fix

While working on the material we found discrepancies between the site plan and the existing renders of the development. This happens more often than you might think: design documents and marketing material are sometimes produced at different times by different teams, which leads to inconsistencies.

Instead of ignoring the problem or waiting for explanations that would delay the project, we quickly pinned down the discrepancy and agreed the correct version with the developer. The final material reflects the actual design, which on such a tight deadline took efficient communication and quick decisions from everyone involved.

A Large-Format Billboard to Complete the Package

Besides the digital material, we also designed a 15 by 10 metre billboard for print. A format that large needs a different approach from a standard render. The composition has to read clearly both up close and from far away, and the message has to land instantly for someone driving past. The billboard added an offline element to the package, reaching people outside the online campaigns.

The Result: a Complete Sales Package in Record Time

The whole package, the virtual tours of two show homes, the renders, the animation and the billboard, was delivered in 20 working days, despite coordinating with six different parties involved in the development.

The virtual tours have become the most talked-about part of this project. Clients who come to us asking for a virtual tour for their own development regularly point to Nowy Walendów as their reference.

A Virtual Tour of a House for Sale: When It Makes Sense

A 3D virtual tour works for selling any type of property, from apartments and family homes through multi-unit schemes to hotels and office space. It is especially valuable where buyers are making a big decision without being able to visit often, and where, as at Nowy Walendów, the interior doesn’t physically exist yet.

A digital show home or show apartment lets you reach buyers from other cities, save them time and speed up their decision, whether you are selling a single house, a whole development or commercial space.

We create 3D virtual tours for developers, estate agents and investors, either as a standalone tool or as part of a complete sales package.
